Ownership and REITs
371 hotels in the census are attributed to a public hotel REIT, across 13 REITs, based on public REIT filings. REIT ownership is a small, well-documented slice of the market: most U.S. hotels are held by private owners, single-purpose LLCs, and operating companies. The census records the named owning entity from the deed and, where a REIT or parent company discloses it, links the property up to that owner. REIT-reported figures are always attributed to the filing they come from.
