Who Owns Hyatt, Hampton, Westin and Four Seasons Hotels?
Quick answer: There are two different questions hiding inside "who owns this hotel", and they have different answers. The brand belongs to a large company: Hyatt to Hyatt Hotels Corporation, Hampton to Hilton, Westin to Marriott, Four Seasons to a privately held group controlled by Cascade Investment. The building is usually owned by somebody else entirely, most often a single-purpose entity named on the county deed. If you want to know who actually owns a hotel, the sign is the wrong place to look.
Search for who owns a hotel chain and you get a corporate answer: a ticker, a headquarters, a founding date. That answer is correct and, for most practical purposes, useless. It does not tell you who collects the rent, who signed the mortgage, who to approach about a sale, or who took the loss when the property last traded below basis.
This guide separates the two questions, gives the sourced answer to each for the four most-asked brands, and shows what the county record says about four real hotels carrying those flags.
Who owns the hotel brands
Three of the four are public companies whose registration can be checked directly with the Securities and Exchange Commission. The fourth is private, and its ownership is known from the parties' own announcements.

On the private one, the detail is worth stating precisely because it is often reported loosely. In September 2021 Cascade Investment announced an agreement to raise its holding in Four Seasons from 47.5 percent to 71.25 percent by acquiring half of the interest held by Kingdom Holding Company, with founder Isadore Sharp retaining 5 percent through Triples Holdings Limited.
Why that is not the answer you wanted
A brand company can stand in three different relationships to a hotel that carries its name.
- It owns the property. The brand company, or a subsidiary, is the grantee on the deed and appears on the assessor roll as the owner of record.
- It manages the property. Somebody else owns the building and the brand company runs it under a management agreement. Nothing about that agreement appears on the deed.
- It licenses the name. An unrelated owner runs the hotel under a franchise agreement. The brand company may never have had any interest in the real estate at all.
Which of the three applies is a fact about one parcel, and it is settled by the recorded deed rather than by the sign over the door. The complication is that the deed rarely names a recognisable company either: hotels are usually bought through single-purpose entities, so the grantee is an LLC formed for the deal and the sponsor behind it is named somewhere else. Four real hotels, four different owners
Here is the same question asked about four specific hotels, one per brand, answered from the county record or from named trade press rather than from the brand. In none of the four is the owner of record the brand company.

Two of the four owners are entities whose names tell you nothing on their own, which is the normal case rather than the awkward exception. The other two resolve to a recognisable investor. That split is the whole reason property-level ownership data exists: the brand is one field, the operator is another, and the owner is a third, and collapsing them loses the only one that matters for a transaction.
How to check any hotel yourself
The sequence is the same whatever the flag on the building.
- Find the parcel. Identify the hotel by address and parcel number on the county assessor roll, and confirm the use code says lodging before trusting anything attached to it.
- Pull the last deed. The county recorder, clerk, or register of deeds carries the grantor, the grantee, and the date, and in most states a transfer declaration carries the price.
- Resolve the entity. Search the state business registry for the grantee LLC, then look for the sponsor named in a filing or an announcement. Carry both names; do not merge them.
- Check for a public filer. If a listed company or a REIT was on either side, a Form 8-K under Item 2.01 usually names the property, the date, the price, and the counterparty.

Honest limits
- Brand affiliation changes. A hotel can be reflagged without any change of ownership, and it can change hands without changing flag. The two facts move independently and are carried separately.
- Blanks stay blank. Where a county file carries no parties, or no price is disclosed, the field reads as a dash rather than as an estimate.
- An entity is not always a person. Resolving an LLC to the people behind it is possible in many states and impossible in some. Where the chain stops, it stops, and the record says so.
- No operating metrics of our own. HotelHinge publishes no RevPAR, ADR, occupancy, or cap-rate estimates. Those are operating figures, not public-record facts.
