The schema

What one hotel record holds

Six layers on the same property key, so an owner, a sale and a loan are the same hotel rather than three lookups you reconcile yourself. The top row is included with a free account. The bottom row is what a property unlock opens.

Layer 1

The property

Free account
  • Name, address and phone
  • City, county, state and submarket
  • Brand, flag and chain scale
  • Rooms, floors and year built
  • Parcel ID and structure size

Layer 2

Transactions & assessment

Free account
  • Sale date and reported price
  • Refinancings and conversions
  • County assessed value
  • Comparable sales on the deed
  • A source link on every event

Layer 3

News & press

Free account
  • Daily trade-press headlines
  • Attached to the hotel, not a feed
  • Openings, sales and closures
  • Publisher and date on every item
  • A link to the original article

Layer 4

Ownership

Unlock or Capital Markets
  • The owner entity on the deed
  • Buyer and seller on each sale
  • The operator on file
  • Public REIT attribution
  • Every owner's other hotels

Layer 5

Lenders

Unlock or Capital Markets
  • The lender on a recorded mortgage
  • The broker, where one is named
  • Originator of a securitized loan
  • Each party's role on the deal
  • Every lender's other hotels

Layer 6

Debt

Unlock or Capital Markets
  • The securitized loan on the hotel
  • Whole-loan balance across notes
  • Rate, maturity, DSCR and LTV
  • Monthly servicer financials
  • Maturity and watchlist signals

A field that is not known is shown as a blank, never as an estimate. That is the whole reason the coverage figures above are worth quoting. A free account carries ten property unlocks a month; one unlock opens the whole bottom row on that hotel for the rest of the month, and Capital Markets removes the limit.

Provenance

Where every fact comes from

Public records and other lawfully accessible public sources, cited on the record itself so you can check any figure before you use it.

County assessors and recorders

Parcel, assessment and deed data pulled from the jurisdictions that publish it, which is what makes a sale price verifiable rather than reported.

Securities and securitization filings

SEC filings, including the loan-level ABS-EE reporting and the CREFC annex behind the debt layer, read as filed and attributed to the filing.

Official company and brand disclosure

Owner, operator and brand statements taken from the companies' own published material.

Public announcements

Press releases and public trade coverage, admitted only when they name the property and carry a checkable source.

Nothing is taken from booking or review sites, and nothing is modelled to fill a hole. Read the full method and the compliance position on the data and methodology page.

Access

What it costs

Two ways in, both stated plainly. No card is required to start and nothing on the free tier expires.

Base: free

An account, the full census, and ten property unlocks a month. One unlock opens that hotel's owner, deal parties and loan terms for the rest of the calendar month.

Capital Markets: $499 a month

Billed annually at $5,988 a year. No unlock limit, plus ownership and lender identification, the CMBS universe with loan-level financials, maturity and distress signals, and REIT portfolios.

Enterprise

Bulk delivery and API access, licensed with redistribution limits and priced on request. Tell us what coverage you need.

HotelHinge does not publish its own RevPAR, ADR, occupancy or cap-rate figures, and carries no ratings, reviews or photographs. Where a securitized loan's own filed financials are reported, they appear attributed to that filing.

Questions

Common questions about the database

What is HotelHinge?

An independent U.S. hotel transaction-intelligence database: a property-first census of American hotels with public-record ownership, sales and financing, each linked to its public source. It is a commercial real estate data company, unrelated to similarly named consumer apps or hardware brands.

What does a free account get me?

The full census: every covered hotel with its characteristics, sale history, comparable sales, county assessed value and news, plus ten property unlocks a month. An unlock opens that hotel's owner, deal parties and loan terms for the rest of the month. No card, and nothing expires.

Where does the data come from?

Public records and other lawfully accessible public sources: assessor and recorder data, government filings, official company and brand disclosures, and public press releases. Each published transaction carries a link back to its original public source, and a blank field is marked honestly rather than guessed.

Can I look up who owns a specific hotel and what it sold for?

Yes. For a covered property you can see who owns it, the sequence of sales and refinancings attached to it, the parties, and the reported prices, each linked to the public record. HotelHinge does not publish ratings, reviews, photos, or proprietary operating metrics such as RevPAR, ADR, occupancy or cap rates.

How current is it?

Transactions are admitted as the public record and official disclosure publish them, and the coverage figures on this page are read from the current published census rather than from a number typed into the page.

How much does it cost?

Base is free with an account and includes ten property unlocks a month. Capital Markets is $499 a month, billed annually at $5,988 a year, and removes the unlock limit while adding ownership and lender identification, the CMBS universe with loan-level financials, maturity and distress signals, and REIT portfolios. Enterprise bulk and API access is priced on request.
